We are seeking a high-performing, detail-driven Property Accountant to manage transactional and month-end accounting operations for an established New Zealand client. In this hands-on role, you will oversee rental income ledgers, post journals up to Trial Balance, prepare comprehensive monthly management accounts, and ensure strict compliance with NZ tax regulations (GST & AIL). Operating onsite out of our Manila hub on a convenient Australian/New Zealand day shift, you will work closely with onshore management to deliver pristine ledger integrity and high-value financial reporting.
Your Impact
Property Operations & Rental Ledgers: Maintain complete rental income schedules, manage tenant records, process property recharges, and issue client invoices accurately.
Full-Cycle Transactional Accounting: Post routine and adjusting journal entries up to Trial Balance, manage general ledgers, and reconcile subsidiary accounts while resolving operational discrepancies.
Financial Statements & Management Reporting: Compile monthly management accounting packages, record asset, liability, revenue, and expense entries, and summarize financial data for leadership decision-making and audit reviews.
Quality Reconciliations & Capex Tracking: Perform detailed balance sheet reconciliations backed by clear supporting workpapers, maintain Fixed Asset Registers, and reconcile capital expenditure (capex) drawdowns.
NZ Tax Compliance: Reconcile GST ledger balances against Inland Revenue Department (IRD) records and assist with routine New Zealand tax obligations, including Goods and Services Tax (GST) and Approved Issuer Levy (AIL).
Data Protection & Stakeholder Engagement: Maintain open communication lines with onshore leaders to hit operational targets while keeping sensitive financial information strictly confidential.
What You Bring
The Experience: 2+ years of solid accounting experience, with a strong preference for candidates handling New Zealand (NZ) or Australian (AU) accounting standards. Background in Commercial Real Estate, Property Accounting, or a Chartered Accounting (CA) firm is highly advantageous.
Software Competency: High proficiency in Xero and Microsoft Excel.
Tax Knowledge: Familiarity with NZ tax filing concepts (GST & AIL) and commercial property ledger structures.
Core Competencies: Strong self-initiative, sharp attention to detail, exceptional time management, and meticulous organizational habits.
Communication Skills: Excellent written and verbal English communication skills to collaborate effectively with cross-border management and client teams.
Credentials: Bachelor’s degree in Accountancy or Accounting Technology. An active CPA license is a strong advantage.
