Unlock Your Potential!
At TOA Global, we have a deep commitment to empowering individuals to excel in their enterprises, careers, and communities. Our global footprint stretches across Australia, New Zealand, North America, and the Philippines, supporting our global clients across the accounting, finance, and professional services industries.
We are seeking a detail-oriented, process-driven Property Accountant to support property management teams across North American conventional multifamily residential assets. You will manage full-cycle general ledger maintenance, month-end financial reporting, bank reconciliations, accounts payable, accounts receivable, and resident ledger accounting across an assigned portfolio of properties.
Your Impact
General Ledger & Financial Reporting: Maintain general ledgers for assigned multifamily properties, perform bank reconciliations (operating, security deposit, and reserve accounts), prepare adjusting journal entries, conduct variance analysis against budgets, and compile monthly/quarterly financial statements.
Accounts Payable & Vendor Management: Manage end-to-end invoice processing—coding to correct GL accounts, routing for approval, scheduling payments, and maintaining digital vendor records, W-9s, and certificates of insurance (COIs).
Accounts Receivable & Resident Ledgers: Post rent receipts and fee charges, reconcile resident ledgers in property management systems, review monthly rent rolls, support security deposit move-out dispositions, and monitor delinquency trends.
Property Management & Operational Support: Serve as a primary finance contact for property managers, leasing staff, vendors, and ownership; monitor property cash positions; and assist with 1099 preparations, audit requests, and annual budgeting.
What You Bring
The Experience: 5 to 8 years of accounting experience, with hands-on exposure to real estate, property management, or residential conventional multifamily operations.
Education & Qualifications: Bachelor's degree in Accounting, Finance, or a related field preferred.
Technical Mastery: Hands-on proficiency in real estate property management systems—such as Yardi (Voyager or Breeze), RealPage (OneSite or Financials), MRI, or AppFolio—backed by advanced Microsoft Excel capabilities (pivot tables, XLOOKUP/VLOOKUP, SUMIFS).
Core Competencies: Solid understanding of residential property accounting concepts (rent roll tie-outs, tenant ledgers, security deposit accounting, CAM allocations), exceptional attention to detail, and strong written and verbal English communication skills.
