We are seeking a technically meticulous and system-savvy Property Accountant to join our finance team. In this role, you will take full financial ownership of a dynamic North American real estate portfolio, specifically focusing on Single-Family Rental (SFR) assets. If you have hands-on experience navigating AppFolio, a rock-solid understanding of capitalization policies under US GAAP, and thrive on transforming complex asset life cycles into clean financial insights, this is the perfect opportunity to elevate your career.
Your Impact
Month-End Financial Reporting: Prepare and distribute comprehensive month-end corporate financial statements in strict accordance with US GAAP and localized partner accounting policies.
Deep Variance Analysis & Insights: Architect and deliver detailed monthly, quarterly, and annual variance reports (including MoM, QoQ, YoY, and Budget-to-Actual commentary). Maintain accurate supporting schedules for executive management, joint-venture partners, and external investors.
Asset Lifecycle Ledger Management: Record new SFR property acquisitions directly from closing statements, settlement sheets, and legal title documentation. Properly account for asset write-downs, insurance claim losses, and final property dispositions/sales.
Capitalization & Fixed Assets Custody: Enforce GAAP-compliant capitalization policies across the entire portfolio. Maintain the Fixed Asset ledger, apply precise property type categorizations, manage detailed depreciation schedules (useful lives and depreciation methods), and post monthly depreciation entries.
Balance Sheet Reconciliations & Adjustments: Reconcile high-volume, material balance sheet accounts and maintain structural amortization schedules. Calculate and post property-specific month-end journal entries for accrued and prepaid expenses (including property taxes, insurance, HOAs, and utilities).
Audit & Lender Readiness: Coordinate documentation and build clean backend workpapers to support annual external audits and specialized lender-required reporting requests.
What You Bring
The Experience: Minimum 3+ years of dedicated property management accounting or real estate investment accounting experience, with a strong preference for portfolios handling Single-Family Rentals (SFR) or residential multi-family assets.
Technical Software Mastery: Firsthand operational experience with AppFolio is required. You navigate property portals, ledger systems, and automated real estate report modules within this platform with high proficiency.
Standards Precision: Comprehensive working knowledge of US GAAP, with proven confidence executing fixed asset tracking, depreciation runs, and property expense accruals.
Analytical Sharpness: Strong numerical reasoning and analytical capabilities, allowing you to untangle complex settlement statements and write clear, professional financial variance commentary.
The Toolkit: Proficient in the Microsoft Office Suite with advanced Excel skills (pivot tables, complex formulas, lookup functions) for structuring financial schedules.
Communication & Drive: Fluent written and verbal English communication skills, critical for collaborating effectively with onshore property managers, controllers, and external audit partners.
The Credentials: A Bachelor's degree in Accounting, Finance, or a highly relevant business discipline is required.
